Is Building Permission Required for Plot Below 150 Sq.m?
There’s a common misunderstanding among property owners that plots under 150 square meters don't require building permission. But the reality is different — even if your plot area is below 150 sqm, building permission is still required before starting any construction.
Why Permission is Needed Even Under 150 Sq.m?
As per rules of the Urban Local Body (ULB) and Maharashtra UDCPR regulations, any permanent construction must have proper permission. The 150 sq.m relaxation generally applies to layout sanctioning, but not to house construction. So, whether your plot is 90 sqm, 120 sqm, or 149 sqm — building permission is mandatory.
How to Apply for Building Permission?
You cannot apply directly as an individual. Only a registered civil engineer or architect can submit the online building permission application on your behalf using their login credentials on the ULB portal.
Documents Required
Following documents are required while applying for permission:
- 7/12 extract (latest)
- Latest property tax receipt
- Registered sale deed
- True copy of NA Order (non-agricultural use permission)
- True copy of sanctioned layout map
- For subdivided plots: Subdivision order and map copy
Payment Process
- Scrutiny Fee: Paid online during file submission, usually within ₹5,000
- Post Payment (Development Charges): Paid after permission approval, ₹20–₹40 per sq.ft of proposed built-up area
Both payments are done online only using the engineer’s login.
Timeframe
If your drawing and documents are proper, the building permission is usually granted within 60 days from the date of submission.
